FORFEITED LAND SALE The lands, lots, and parts of lots, in the County of Warren, forfeited to the state for the non-Payment of taxes, together with the taxes, assessments, charges, penalties, interest, and costs charged on them, agreeably to law, and the dates on which the lands, lots, and parts of lots will be offered for sale, are contained and described in the following list: TRACT ONE: Account No. 2138387, Parcel No. 02-04-255-015, taxes, assessments, charges, penalties, interest and estimated costs due on the above parcel are as follows: $5,554.11. Last owner of record prior to forfeiture: Mohammad Abu-Alwafa and Lori A Abdelghani, aka Lori A. Phillips. Address of property: 716 South Avenue, Franklin, Ohio 45005. TRACT TWO: Account No. 0522457, Parcel No. 04-13-476-020, taxes, assessments, charges, penalties, interest and estimated costs due on the above parcel are as follows: $4,951.27. Last owner of record prior to forfeiture: Eric Walowit and Marguerite C. O'Brien. Address of property: Rosewood Drive, Springboro, Ohio 45066. TRACT THREE: Account No. 2106086, Parcel No. 04-31-156-025, The taxes, assessments, charges, penalties, interest, and estimated costs due on the above parcel are as follows: $13,916.79 Last owners of record prior to forfeiture: Lisa D. Johnson. Address of property: 860 South Main Street, Franklin, Ohio 45005. The above three tracts will be offered for sale for the first time on October 21, 2019 at 10:00 am in the Warren County Court Room located at 822 Memorial Drive, Lebanon, Ohio,45036. If no bid is received for any of the above three tracts in an amount sufficient to pay the required amount, and no notice is given under section 5722.04 or 5723.06(B) of the Revised Code, the auditor may offer such tracts for sale forthwith and sell any of them for the best price obtainable. Notice is hereby given to all concerned, that if the taxes, assessments, charges, penalties, interest and costs charged on the above Tracts One through Three are not paid into the county treasury by the last owners of record prior to forfeiture to the State of Ohio, and the county treasurer's receipt produced for the payment, before the respective date mentioned in this notice for the sale, Tracts One through Three above will be offered for sale on the date aforementioned in this notice for the sale, at the address given herein in order to satisfy such taxes, assessments, charges, penalties, interest, and costs, and that the sale will be adjourned from day to day until each of Tracts One through Three has been disposed of, or offered for sale. If any of the above Tracts One through Three so forfeited, is sold for an amount that is less than the amount of the delinquent taxes, assessments, charges, penalties, and interest against it, the court, in a separate order, may enter a deficiency judgment against the last owner of record of the tract, lot, or part of lot before its forfeiture to the state, for the amount of the difference; if said owner is a corporation, the court may enter the deficiency judgment against the stockholder holding a majority of the corporation's stock.
