Case No. 22CV95581 Judge Peeler LEGAL NOTICE To John Doe and Jane Doe, Unknown Heirs, Legatees, Next of Kin, and Descendants of Everett Vice and Anna Vice, and their Unknown Spouses: - Each of you will hereby take notice that on Nov. 2, 2022, a Complaint for Quiet Title and Declaratory Judgment was filed in the Warren County Court Clerk of Common Pleas. This is an action for quiet title to a parcel of real estate that is a small triangle of less than 0.0683 acres ("Triangle Property") that is part of a 41-acre tract of property initially recorded by way of deed April 11, 1947 in Deed Book 172; Page 37 of the Warren County Deed Records. Plaintiff is requesting that the Court declare it the entity in possession of the Triangle Property as the fee simple owner of the parcel. The complete legal description and map of said property is attached to the Complaint, which can be obtained from the Warren County Clerk of Courts. Plaintiff requests that all interests, rights and title to said property be vested in its name. The Defendant(s) named above are hereby notified that they are required to answer this Complaint within twenty-eight (28) days after the last publication of this notice, said publication to be published at least once a week for six (6) successive weeks in the (newspaper), beginning the 13th day of Nov. 2022. Service shall be complete as of the date of the last publication of this notice. You must timely file such Answer with the Warren County Common Pleas Clerk of Court. If you do not timely file an Answer, the Court may find default judgment against the above Defendant(s) and award the relief requested.
