Last Known Address: 2438 Gardner Rd., Hamilton, OH 45013 UNKNOWN HEIRS, LEGATEES, DEVISEES, EXECUTORS, ADMINISTRATORS, AND CREDITORS OF MONIQUE TAULBEE Last Known Address: 2438 Gardner Rd., Hamilton, OH 45013 NOTICE is hereby given that a Complaint has been filed In the Common Pleas Court of Butler County, 315 High Street, 3rd Floor, Hamilton, Ohio 45011: Case No. CV 2020 05 0910, Milton Cox, et. al. (Plaintiffs) vs. Wilgus Taulbee, Jr., et. al. (Defendants). The subject matter of the Complaint is a foreclosure on a Land Sale Contract for a property located at 2438 Gardner Rd., Hamilton Ohio 45013; parcel Id. B1020126000020. The original Land Installment Contract that is the subject of this complaint is recorded in Volume 1494, Page 704 of the Mortgage Records of Butler County, Ohio. Plaintiffs are requesting that the Court issue a judgment against Defendants, for the sum of $344,143 plus interest at the rate of 11% per annum on the principal remaining on the original Land Contract and 15% per annum on the additional principal owed on the Amendment to Land Contract from and after May 1, 2020; that all Defendants be required to set up their respective claims in and to the Property, if any, or be forever barred; that the Land Contract be foreclosed and the equity of redemption of Defendants and all persons claiming through Defendants be foreclosed and forever barred; that the liens of the Property be marshalled; that the Property be sold, free of all claims and interests of all Defendants in this action, and the proceeds of said sale be applied in payment of the judgment of Plaintiffs on the Land Contract in accordance with its priority; and that Plaintiffs be awarded such other legal and equitable relief to which Plaintiffs may be entitled.
