Ford and Unknown Executors, Administrators, Devisees, Beneficiaries, Heirs, Unknown Spouses of Devisees, Beneficiaries and Heirs and Creditors of Barbara J. Ford, whose last known place of residence is unknown, each of you will take notice that on August 28, 2020, Plaintiff, filed a Complaint for foreclosure in the Butler County Court of Common Pleas, being Case No. CV 2020 08 1247 alleging that there is due to the Plaintiff the principal amount of $59,800.05, accrued interest in the amount of $3,753.28, through September, plus interest at the rate of 5.75% per annum from September 2, 2019, escrow/impound overdraft in the amount of $1,733.54, unpaid late charges in the amount of $262.00, recoverable balance in the amount of $135.00, lien release fee in the amount of $15.00, recording fee in the amount of $34.00, and court costs, applicable to the terms of the Promissory Note secured by a Mortgage on the real property, which has a street address of 1440 Helma Avenue, Hamilton, OH 45013. A full description can be obtained from the Butler County Auditor's Office at 130 High Street, Hamilton, OH 45011. Plaintiff further alleges that by reason of a default in said Promissory Note, the conditions of said Note and Mortgage have been broken and the same has become absolute. Plaintiff prays that the Defendants named above be required to answer and assert any interest in said real property or be forever barred from asserting any interest therein, for foreclosure of said mortgage, marshalling of liens, and the sale of said real property, and that the proceeds of said sale be applied according to law. Said Defendants are required to file an Answer on or before 28 days after the last week that the publication has run for THREE successive weeks, or judgment may be rendered as prayed for therein.
