ARNOLD SMITH, ET. AL. DEFENDANTS, namely ARNOLD SMITH, WHOSE LAST KNOWN ADDRESSES ARE 7847 LOIS CIRCLE, APT. 223, CENTERVILLE, OH 45459 AND 819 PINECREEK DR., DAYTON, OH 45458-2124 AND WHOSE LAST KNOWN ADDRESS IS MARY J. SMITH, 7847 LOIS CIRCLE, APT. 223, CENTERVILLE, OH 45459, will take notice that on the 22nd day of July, 2020, Barney Wright, Treasurer of Warren County, Ohio, filed his Complaint in the Court of Common Pleas of Warren County, Ohio, at 500 Justice Drive, Lebanon, Ohio, 45036, in Case No. 20CV93461 on the docket of said Court, demanding judgment in the amount of $2,372.22, plus accrued ??es, assessments, penalties, and interest and court costs; and, Plaintiff is seeking an order of foreclosure against the following described real estate: Sidwell No. 04-31-205-027 Account No. 2135582 Situate in Section 31, Town 2, Range 5, M.R.S. in the City of Franklin, Franklin Township, Warren County, Ohio and being more particularly described as follows: Starting for reference at an iron pin found at the· southwest corner of the Tower Subdivision as recorded in Plat Book 33, page 95 as recorded in the Recorders Office of Warren County and also being on the easterly line of Lot 920 of the Revised Plat of Franklin as recorded in Plat Book 2, Page 17 and also the northwest comer of a 0.18 acre tract as conveyed to James E. & Judy Williams by Official Record 1177, Page 88; thence S 62 deg. 14' 00" E. with the southerly line of a said Tower Subdivision and the northerly line of said 0.18 acre tract a distance of 68.00 feet to an iron pin set said iron pin also being the northeast comer of said 0.18 acre tract and the True Point of Beginning for the herein described parcel; thence from said True Point of Beginning S 62 deg. 14' 00" E continuing with the southerly line of said Tower Subdivision a distance of 42.50 feet to an iron pin set said iron pin .also being at the northwest comer of a 0.11 acre tract as conveyed to Sherman Adkins by Official Record 1052, Page 877 as recorded in said Warren County Recorders Office; thence S. 27 deg. 02'21" W with the westerly line of said 0.11 acre tract a distance of 116.00 feet to an iron pin set in the northerly right of way of Fifth Street (having a width of 60.00 feet), said iron pin also being the southwest comer of said 0.11 acre tract: thence N 62 deg 14' 00" W with the northerly line of said Fifth Street a distance of 42.50 feet to an iron pin at the southeast corner of said 0.18 acre tract; thence N 27 deg 02' 21" E with the easterly line of said 0.18 acre tract distance of 116.00 feet to the True Point of Beginning, containing 0.1132 acres of land. Subject to all legal conditions, easements and rights-of-way of record. This description prepared by McDougall Associates based on a survey made by same in April 1998. All iron pins set are 30" x 5/8" capped "McDougall Associates."
